Initial Consultation

We are pleased to offer you a free consultation to get to know you and discuss needs, scope of project, budget, timelines, and answer any questions you may have.

Assembling the Team

Once we understand your vision clearly, we will have you commit to a Pre-Construction Agreement and retainer to cover design, consulting and estimating costs required before breaking ground. Tailoring our approach to your unique preferences, we will assemble a skilled team of professionals—including architects, interior designers, engineers, mechanical trades and energy advisors—who will bring your vision to life seamlessly, ensuring it is delivered on time and within budget.

Breaking Ground

With documentation completed, it’s time to move forward with a Construction Agreement to cover all build costs. A detailed project schedule is drawn up, selections have been finalized and we are permit ready. A ground breaking ceremony kick offs the next phase as we begin construction. Weekly site meeting keep you informed every step of the way, as well as our online system to further communicate with you so you’re never left wondering how things are going.

Handoff & Warranty

Before we hand over the keys to your new home, we will have a thorough walk through of your new home and address any deficiencies. Following the move in you can rest assured as your new home is covered by a 10 year warranty with Travelers Insurance.

A Net Zero Home produces as much energy as it consumes. It has been designed and constructed for optimal energy efficiency and cost.
With a Net Zero Home, your utility bills will fall to an all-time low, and stay low all year round.

How do I choose a builder?

Reputation & Trust – Building your dream home is a huge investment. You want to work with a builder who you know will deliver what they promise. A builder’s reputation will demonstrate his level of commitment to you and your home. Testimonials and knowledge of previous projects will help you determine if your builder is highly regarded.

Malcolm Homes is a licensed residential builder and registered with the Homeowner Protection office and covered by the top warranty program available through Travelers Home Warranty. We are also a longstanding and proud member of the Canadian Home Builders Association – Central Interior.

What is a typical timeline for building a home from start to finish?

No custom home is the same… which is what makes them “custom”. The pre-construction planning phase can typically be 4-6 months.  Permits can vary from 4-8 weeks and a reasonable construction build is often 10-12 months. There are a number of factors that can affect your home’s build timeline from size and complexity of design, material selections, and of course weather. It is important to discuss your timeline expectations upfront with your builder to ensure you are both on the same page of achieving the end result.

How much does it cost to build a custom home?

It is difficult to put a square foot price on a custom home. There are many variables to consider when calculating costs- the size and style of the home, selected finishes, and the location of building site are a few. We would be happy to answer any budget questions you may have, just give us a call!

Do I need my own design plans?

Have an idea of something you want to emulate or a style you have fallen in love with? We can gladly introduce you to one of our trusted designers to translate your ideas to working blueprints. Alternatively, we can assist you in finding a pre-designed plan and modifying it to fit your needs and lifestyle. Both methods allow for endless creativity and ensure a custom home that will define your taste and suit your lifestyle.

What is included in my home warranty?

Ongoing Care. Our clients become a part of our family… and we look after our family. Malcolm Homes is a member of the widely recognized Travelers Home Warranty program, designed to protect you, the consumer.

Your warranty provides the following:

2 years coverage on labour and materials
12 months coverage for defect in material and labour for your home
24 months coverage for defects in material and labour for major systems (heating, electrical, plumbing etc.)
5 years coverage on the building envelope, including coverage on unintended water penetration
10 years coverage on major structural items
